Co-working guidelines and community expectations for ModernWell Minneapolis and ModernWell Wayzata

  • ModernWell is for everyone. While our space is women-centered in mission and programming, we warmly welcome individuals of all gender identities and expressions at both our Minneapolis and Wayzata locations.

  • ModernWell is home to a vibrant and diverse community of professionals. Our members include life coaches, consultants, photographers, attorneys, writers, financial advisors, nutritionists, artists, small business owners, and more. Some are growing established businesses, while others are in a season of transition, using the space to reflect, create, and plan their next chapter. Wherever you are in your personal or professional journey, you are welcome here.

  • Absolutely. ModernWell offers a dynamic and welcoming environment for entrepreneurs and early-stage startups. At both our Minneapolis and Wayzata locations, you’ll find a diverse community of creatives, founders, and professionals—many of whom are navigating the startup world themselves.

    While we don’t offer formal programming, the connections, conversations, and sense of support that naturally emerge here often prove to be just as valuable. It’s a space where showing up can lead to unexpected momentum.

  • Yes! Members may welcome a limited number of unique guests per month—based on membership type—to work within the community space for up to two hours.

    Guests who visit more than once per month or stay beyond the two-hour limit will result in a day pass charge to the member’s account. All guests must be registered through the member portal, check in at the front desk upon arrival, and remain accompanied by the hosting member at all times. Unaccompanied guests will be charged a day pass fee.

  • ModernWell is a coworking space created for adults seeking a calm and productive environment. To support this, we ask that children under 18 not accompany members at either of our locations.

    That said, we understand that some businesses work with youth—such as tutoring, mentoring, or creative programming. If that’s the case, or if you’re seeking an accommodation, please reach out to

  • Minneapolis:

    Out of respect for all members and guests with allergies, pets are not allowed at our Minneapolis location. Service animals are welcome in accordance with ADA regulations.

    Wayzata:

    Wayzata allows certain dogs that meet our pet policy guidelines. For more information or to inquire about bringing your dog, please email wayzata@modernwell.com. Service animals are always welcome in accordance with ADA regulations.

Membership Information

Membership benefits, amenities, and policies for ModernWell Minneapolis and ModernWell Wayzata

  • Yes! Both our Minneapolis and Wayzata locations offer a variety of membership options, including flexible month-to-month and 12-month commitments. If you’d like help finding the right fit, feel free to reach out to us at hello@modernwell.com.

  • We understand that schedules shift, and we aim to offer flexibility where we can. Members on a 12-month contract—at either our Minneapolis or Wayzata location—have the option to pause their membership for up to two months with a minimum of 30 days’ notice. There is no fee to pause, and dues will not be charged during the pause period.

  • Noise levels in our shared community space vary day by day. Some days are calm and quiet—you could hear a pin drop—while other days have a lively, collaborative energy as members connect and engage. We encourage a respectful atmosphere and offer phone booths and quieter nooks for focused work when needed.

  • You are welcome to make phone calls in the open community space. We ask that you speak at a respectful volume, refrain from using speakerphone, and use headphones for all calls—including phone and video.

    If you're holding a longer conversation or need more privacy, we encourage you to reserve one of our private spaces. For calls 15 minutes or less, feel free to pop into a phone booth as available.

  • Yes—our Minneapolis location offers a limited number of designated desks for individuals and small teams. Please email hello@modernwell.com to inquire about current availability.

    Please note: designated desks are not currently offered at our Wayzata location.

  • Yes, we offer a limited number of private offices for individuals and small teams at both our Minneapolis and Wayzata locations. Please email hello@modernwell.com to inquire about current availability.

  • Yes—members (excluding those on the one-time-per-month access plan) receive a set number of monthly credits to book both large and small meeting spaces, depending on their membership tier. Once credits are used, additional hours can be booked at the member rate, and non-members are welcome to book at the standard non-member rate.

  • Minneapolis 

    ModernWell is staffed and open Monday through Friday from 8:00 AM – 5:00 PM. Members may add after-hours access (6:00 AM – 8:00 AM and 5:00 PM – 8:00 PM) for an additional fee. After-hours access is not available during private events.

    Wayzata

    ModernWell is staffed and open Monday through Friday from 8:00 AM – 5:00 PM. Office holders receive 24-hour access. General coworking members may add after-hours access (6:00 AM – 8:00 AM and 5:00 PM – 8:00 PM) for an additional fee.

  • Minneapolis

    We offer free on-site parking, along with additional street parking nearby. Cedar Lake Rd. S (to the south) and S. Xerxes Ave (to the west) are convenient and accessible options for street parking.

    Please note: Parking is not permitted on S. Wayzata Blvd directly in front of the building.

    Wayzata

    ModernWell Wayzata offers FREE underground parking in the attached garage shared with The Landing Hotel. The garage entrance is located on Engel Street, just around the corner from our main entrance. In addition, there is free street parking available along Lake Street East, just steps away.

  • Yes, the cost of using a coworking space is tax-deductible! It counts as renting office space and can include your ModernWell membership fee, as well as consult or conference room rental fees. Please consult with your accountant with specific questions.

  • Yes! Members at both our Minneapolis and Wayzata locations have access to our printing, copying, and scanning equipment. Once you're connected to the ModernWell Wi-Fi, setup is quick and easy.

    We operate on an honor system for general use. If your printing or copying needs are frequent or high-volume, the ModernWell team may connect with you to discuss a fair additional fee.
